3 Mentmore Terrace: We’re topping out!

As we come close to placing the final beam at 3 Mentmore Terrace, we are looking forward to holding a traditional Topping Out ceremony to celebrate.

The practice of celebrating Topping Out of a building under construction is an ancient custom originating about 700 A.D. in Europe. It was believed that the success or failure of man’s building venture was usually attributed to the gods he worshipped rather than the skill of the people constructing the building. To appease the gods, a sacrifice would be offered by the builders to exorcise the evil spirits who might have taken up residence in the building’s framework during construction. The sacrifices would range from sheaves of corn, to livestock, or even human sacrifice, depending on the intended use of the building.

Around 700 A.D., the practice in the Scandinavian countries was for all the neighbours to aid in the construction work up to and including the installation of the      building’s ridgepole. When the ridgepole was finally in place, an evergreen tree was attached to it as a signal for the beginning of a completion party. The tree would remain in place until all construction was complete. The mythology in Scandinavia suggests that man might have originated from a tree and the soul of man returns to the tree after death. The tree was thought to bless the building and bring good luck to all.

In the Netherlands and Flanders there is the tradition of “pannenbier” (literally “(roof) tile beer” in Dutch) in which it is tradition to hang out a flag once the highest point of a building is reached. The flag then stays in place until the owner of the building provides (free) beer to the workers, after which the flag is lowered. It is considered greedy if the flag is flown for more than a couple of days.

Proposed Specifications for 3 Mentmore Terrace, Hackney, E8

 

What follows is a list of material and products that are to be used in the construction and finishes of 3 Mentmore Terrace. There will be standard materials that are included and other options at further cost. All samples are being kept in the site office and are available for viewing. Also, we can be quite flexible to early buyers on their personal choice of specifications. These are all subject to change and will be agreed at exchange.

Overall Aesthetic

The exterior of the building will be contemporary but with an eye on fitting into the surround urban landscape that is London Fields. It will be clad in Private Grey Corian (Ivory in colour) and fitted with Velfac windows, concrete blocks to the ground floor. The balconies are fully clad in Corian, with glass balustrades with no metal hand rail, which appear to almost disappear into the building. The entrance hall will have high ceilings, a secure bike store, video intercom and lift to all levels (Penthouse will only be accessible via security code). In keeping with the industrial heritage of the area, some flats will feature exposed brickwork/blockwork, coarse concrete columns, bare concrete ceilings and commercial galvanised conduit.

Storage Cupboards

There will be a number of storage cupboards throughout, including bedrooms and bathrooms. These are on marked on the drawings and we propose to have these constructed using veneered hardwoods from a sustainable source. As the job progresses, we will have large scale drawings showing space for hanging and draws.

Cladding

The exterior cladding for the building is being supplied by Du Pont -Corian cladding a sample can be viewed at our office.

Offices and Flats Price List

Unit B1.1  

This unit measures in at approximately 760 sq. ft.  It has a ceiling height of fifteen feet, as well as a mezzanine floor over part of the office. It is fully fitted to high specification. This includes bathroom, kitchenette, all floorings, hot water and heating.

 

Unit B1.2

The larger of the B1 units at approximately 845 sq. ft. The specifications and fit to be the same, but in addition this unit will also have some private outside space to drink your coffee and watch the world go by.
